We endeavour to ensure that the information provided about Upper Lodge Farm is correct; however there may be detail changes by the time that the booking is made so please ensure that you check these details.
May be brought by prior arrangement only. Dogs are only accepted on the strict understanding that they are kept under control, (Upper Lodge Farm house is adjacent to a small working farm). They are not permitted in the bedrooms or on the furniture, nor should they be left in the property unsupervised. Any damage caused will be charged. Please bring your dogs bed. We do accept cats providing the furnishings are fully respected and not damaged. Please provide your own litter trays which must be kept clean. An additional cleaning charge of £100 will be levied if these terms are not respected.
Duvets & Bed Linen
Duvets and bed linen are provided. Bath towels are also provided.
Lost goods or damaged property must be reported and paid for before departure. If damages occur and are not reported the person who made the booking is totally responsible for any costs incurred.
Check in and Check Out
All Tenancies begin at 3.00pm on the first date of the booking and end at 11.00am on checkout day.
Every endeavour is made to ensure that the cottage is clean for your arrival and it is requested that it is left clean and tidy on your departure.
Available dates are offered subject to still being available on receipt of deposit.
A deposit of 25% is to be sent as confirmation of booking and payment is taken to signify agreement of terms.
If you book less than six weeks before you arrive full payment is required at the time of booking.
Cheques only made payable to Mr B.A Jenkins. Credit cards are accepted via an associated Third Party.
Balance of rental is due six weeks before arrival. Late Balance payment could result in your holiday not being honoured.
Credit cards attract a surcharge of 2.5%, direct debits have no surcharge.
Will only be accepted in writing. We will endeavour to re-let the property for the period concerned but the condition of booking is that full rental must be paid if the property is not re-let. If such re-letting can be arranged, the balance, if already paid, will be refunded less a charge for any additional expenses (if applicable).
The deposit will not be refunded.
In the event of a circumstance outside of our control (e.g. fire, flood etc), with your agreement, we will either:
- Endeavour to find a suitable alternative accommodation or
- Refund your payment in full.
You may consider taking out Holiday Insurance.
Total Number In The Party
The number of people stipulated in the property description should not be exceeded and only those listed on the Booking Form may occupy the property. A cot may only be occupied by a child aged 24 months or less.
We reserve the right to terminate the hire without notice and without refund for a breach of these conditions.
Any difficulties with the property during your stay must be reported to Brian Jenkins on 07753862120. This is the quickest way of resolving any problems that might occur.
